Board of Directors’ Meeting
November 10, 2025
Board members present: Sarah Wise, president; Larry Sagstetter, vice president; Margie St. Jacques, treasurer; Jill Griffith, secretary; Ann McNattin, member at large.
Also present: Mike Severson, building manager.
- Call to Order: The meeting was called to order at 6:28 p.m.
- Secretary’s Report: Moved, seconded, and voted to approve the minutes for the October 2025 board meeting as written.
- Treasurer’s Report:
- For October 2025, the opening balance was $168,503.56, and the closing balance was $175,091.33. This represents an increase from the opening balance of $6,587.77. As of the end of October, we had $24,807.21 in our operating checking account, and $106,889.85 in reserve accounts. (Note: The reserve accounts are one operating CD with North American Bank, a money market account with Premier Bank, a Premier CD, an NAB CD, a savings account with Royal Credit Union, and three CDs with Royal Credit Union.)
- Moved, seconded, and voted to approve the Treasurer’s Report.
- Committee Reports:
- Welcome Committee: No new residents since the last meeting.
- Recreation Committee: Nothing new to report at this meeting.
- Old Business:
- Rain Garden: A quote is expected to come back over the winter for plants to replace the invasives that have been removed. This planting would take place in spring 2026.
- Garden Plots: More to come on the replacements/updates for the current garden plots.
- Rules and Regulations: A committee is needed to review and update the Association’s Rules and Regulations. A sign-up sheet for it will be posted on the first-floor bulletin board by the mail room. The committee ideally would consist of a chair and three additional representatives, hopefully one from each floor. Please remember to drive slowly in the garage (5 mph) and to close the garage door immediately upon entering or exiting the garage.
- Interiors: The review of the ceiling and wall interior work has been tabled until 2026 when the new Board will be in place.
- Mechanical Room Access: The code to that door will be updated and provided to the Board and as needed to others.
- Lockbox: A lockbox has been purchased to house common area keys, and the Board and Mike have access keys to it.
- New Business:
- Annual Meeting/Board Positions: The annual meeting will be held on Monday, December 8th in the Activity Room. There are three board members who have terms ending on 12/31/25: Ann, Larry and Margie. The notices for the board meeting and ballots for board positions will be mailed soon to homeowners.
- Winter Readiness: The outside spigots have been turned off, and the garage was swept earlier this month.
- Audit/Review: The motion was unanimously passed to have 2025 and 2026 tax year reviews completed.
- Cleaning Crew Bonuses: It was unanimously approved to provide a $200 each Christmas bonus for Terra and Tonya, our cleaning crew.
- Budget: The 2026 budget and HOA dues were unanimously approved. The dues for 2026 will remain at $448/month.
- Homeowners’ Comments:
- Quotes for dryer vent cleaning in the spring will be obtained and reviewed.
- The common area thermostats are now set according to the change in temperature instead of according to the calendar.
- In 2026, it will be up to the Shoreview Press as to how many copies are left at the Atrium. A posting will be put up to remind homeowners of other locations where the Shoreview Press is distributed.
- Issues with individual garage storage areas have been addressed with the unit owners directly.
- More to come on Ridwell as a resident requested a meeting with Sarah about the survey. That meeting is expected to occur before the annual meeting.
- The meeting was adjourned at 8:11 p.m.
- The Annual Board Meeting will be on Monday, December 8th in the Activity Room.
