Board of Directors’ Meeting

February 6, 2025


Board members present: Sarah Wise, president; Larry Sagstetter, vice president; Margie St. Jacques, treasurer; Jill Griffith, secretary; Ann McNattin, member at large.


Also present: Mike Severson, building manager.


5 homeowners were present.


  1. Call to Order: The meeting was called to order at 6:30 p.m.
  2. Secretary’s Report: Moved, seconded, and voted to approve the minutes for the January 2025 board meeting as written.
  3. Treasurer’s Report: 
    1. For January 2025, the opening balance was $469,477.65, and the closing balance was $489,912.33. This represents an increase from the opening balance of $20,434.68. As of the end of January, we had $66,247.07 in our operating checking account, and $423,665.26 in reserve accounts. (Note: The reserve accounts are one operating CD with North American Bank, a money market account with Premier Bank, a Premier CD, an NAB CD, a savings account with Royal Credit Union, and three CDs with Royal Credit Union.) Moved, seconded, and voted to approve the Treasurer’s Report.
  4. Committee Reports:
    1. Welcome Committee: In mid-January, Jennifer Gednalske moved into unit 204.  In late February, Linda Kranz will be moving into unit 215. We warmly welcome them to the Atrium Community. 

The committee is down to two members due to recent resident moves, Bobbi French, chair, and Jane Sorenson, co-chair. Please let Bobbi know if you have an interest in serving on the committee.  

    1. Recreation Committee: No updates this month.



  1. Management Report: 
    1. Smoking Amendment – The deadline to return ballots is after the date of this meeting. As of the meeting time, the votes are 20 – 5 in favor of passing the amendment.
    2. Annual Building Directory – it is being updated and will be mailed to homeowners later.
  2. Old Business: 
    1. Recycling – Discussion of moving to recycling bins and away from the existing carts. Tabled until the March meeting upon receipt of additional information about 2-yard recycling bins. 
  3. New Business:
    1. IPS Site visit on February 4th – there is no secured entrance to the building once inside the garage. Possible solutions:
      1. Installing locks on the unsecured doors accessible in the garage and stairwells with key fobs or keypad entry.
      2. Camera system with a 360-degree view in the garage

A camera system would be more expensive due to the required equipment. Mike has yet to receive pricing on the lock option. If there is any feedback on the key fob vs keypad system, please submit in the suggestion box.

    1. Watermanagement Services Corp. Contract – unanimous approval to renew contract for 2025 with an annual cost of $966 that is payable monthly ($161) from May – October 2025.
    2. Garbage/Incurred Costs – please check with a board member regarding questions about disposal of items that are not able to be placed in the trash or recycling bins or picked up by Ridwell.
    3. Unit Sales – Keller’s first notification is after an offer is made on a unit. 
    4. Shoreview Tree Grant – City of Shoreview has a Reforestation Program for replacement of ash trees. Costs through the program are $50 per tree (tree stock and planting labor) and $50 per season tree watering. Grant funding is currently on hold with the city, and applications are still encouraged. Mike will submit the application for 10 trees.


  1. Homeowners’ Questions and Comments: 
    1. One homeowner has experienced parking difficulties when the hose in the garage is loosely wound on the holder and needs to rewind it to park. The discussion of purchasing a more space efficient hose was tabled until spring.
    2. There is one black cart still missing. Please return carts after use to their storage location in the garage.    
  2. The meeting was adjourned at 7:32 p.m.
  3. The next Board Meeting will be on Monday, March 10th at 6:30 p.m. in the Activity Room. It will be a Board Members only meeting.
